Q: Can I get residence permit in Turkey (İkamet Tezkeresi) if I buy property?
A: According to the new law, every foreigner can receive residence permit for 1 year (every year renewed with Tapu) until you sell your property. 

Q: Are there any restrictions for foreigners when purchasing property in Turkey?
A: Only in rural areas and military zones. In the development areas we show in our website there are no restrictions imposed. 

Q: Will the property be freehold?
A: Yes, all properties we sell in Turkey are "freehold". 

Q: Can foreign companies buy property in Turkey?
A: Yes. Your company can own a property in Turkey if your country has reciprocal agreement with Turkey. However it is not a complicated process and we have experienced it many times before and we are fully aware with all the procedures.

Q: Who sets the price of the property?
A: If you are purchasing a property on new development areas, the price will be set by the developer. Regardless of agent's commissions you should still pay the same price no matter who you buy through whether you go direct or through a third party. 

Q: What is the Real Estate Agent Service fee?
A: Whenever a property is sold, registered and licensed real estate agents are entitled to receive 3% service fee over the actual sales price of the property from the purchaser and the property owner separately. 

Q: Who can buy property in Turkey?
A: After the new law (released on 21-may-2012) all nationalities can buy and own a property in turkey except these 3 nationalities: North Korea, Armenia and Syria.

Q: What is the title deed (Tapu) like?
A: The title deed is called in Turkish (TAPU) and all property transactions for the foreigners are done only through the Land and Registry offices of the relevant district where the property is located. 

Q: Do I need to get a residence permit in order to buy a property in Turkey?
A: NO! 

Q: What are the required documents to buy a property?
A: Your passport, which will be translated into Turkish and passport sized photos. The notary office works in conjunction with the title deeds office and the Aegean Military Headquarters. Translated documents will be checked by the Military to ensure there is no record of criminal intent or activity against Turkey and that any property being purchased by a foreigner is not in the proximity to military land or intend to be used for any military purposes. 

Q: What are the costs associated with buying property in Turkey?
A: when you purchase a property and before you get the TAPU you are required to pay a purchase tax which is 4% of the property value stated at the TAPU office (the amount stated in the TAPU Office is lower than the real property value and this tax approximately 500-1200 Euros).

Q: What should I expect to pay in community fees?
A: It is different in each property; however you will be advised about its value before you buy the property.

Q: Are there any ongoing taxes?
A: State property tax, environmental tax and wealth tax. However, these are relatively low and your lawyer will advise you. 

Q: Can I insure my property?
A: Yes, our company can help you. 

Q: Can I rent out my property?
A: Yes. The main season is from April to October but you should still be able to rent it out over the winter months at lower rates. At the height of the summer you can expect a more reasonable return. 

Q: Is there property management service?
A: Yes, there are companies which provide property management in Antalya and Belek.

Q: What is the governmental system of Turkey?
A: It is democratically elected as in Europe. Turkey is also one of the 5 permanent members of NATO.

Q: Is it necessary to speak Turkish language?
A: No, but if you do it, that brings only advantages.

Q: How do the locals treat foreigners who buy property?
A: Turkish people are very friendly and hospitable.

Q: Is it safe to stay in Turkey?
